How much can I borrow?
Your borrowing capacity depends on your gross income, existing charges, and equity. As a rule, housing costs should not exceed 33% of your income. During the free first meeting, I precisely analyze your purchasing capacity and optimal budget.
Can I use my 2nd and 3rd pillar?
Yes, you can use your LPP (2nd pillar) and 3rd pillar for purchasing your main residence. The 2nd pillar can be withdrawn or pledged. I advise you on the best strategy for your situation: direct withdrawal vs. pledging, tax optimization, and impact on your pension.
What is the difference between fixed and SARON mortgages?
A fixed mortgage guarantees a stable rate for the entire duration (5, 10, 15 years), offering security and predictability. A SARON mortgage (formerly Libor) follows market rates: it can be more advantageous if rates fall, but carries more risks. I help you choose based on your risk profile and market situation.
How long does it take to obtain financing?
Generally, the process takes between 2 and 6 weeks: 1 week to complete the file, 1-2 weeks to obtain bank offers, then 1-3 weeks for final validation and signature. In urgent cases, I can accelerate the process.
Can I buy if I'm self-employed?
Yes, it's possible but banks generally require 3 years of activity with audited accounts. They analyze your average income over this period and may require a higher equity rate. I have experience with self-employed files and know how to present them optimally.
What if my application is rejected?
A rejection is not final. Each bank has its own criteria. If a bank rejects your file, I can submit it to other institutions, optimize it, or propose alternative solutions (co-borrower, increased equity, etc.). My extensive network and experience significantly increase your chances of acceptance.
